In the fall of 2009, shortly after purchasing Westbury Plaza, Equity One made the decision to acquire a 22 acre development site immediately adjacent to Westbury Plaza at 900 Old Country Road. Despite its location in one of the strongest retail markets in the country and multiple attempts at re-development, the site had lain vacant for more than a decade. When Equity One purchased the site, it still lacked entitlements and was home to almost 500,000 sq. ft. of abandoned industrial facilities. After an extensive evaluation of the market and a review of shopping centers across the country, Equity One made the decision to radically re-design what had been proposed for the site and create a 330,000 sq. ft. open air center including a 100,000 sq. ft. second level and below grade parking. Working in partnership with the municipal agencies, the site was completely entitled by the fall of 2010 and demolition and construction began immediately after that. Simultaneously, Equity One was able to convince leading retailers such as The Container Store, Trader Joe’s, Saks Off Fifth, and Nordstrom Rack to commit to the center.
In August 2012, less than three years after acquiring the site, the Gallery at Westbury Plaza opened for business. By the end of 2012, more than 60 percent of the shopping center will be operating and occupancy will approach 80% by spring of 2013. Stores are reporting sales well in excess of their expectations and additional anchors now include Bloomingdales Outlet, SA Elite, and Old Navy as well as smaller stores such as Starbucks, Shake Shack, and Red Mango. The Gallery is an example of the creative thinking and attention to detail that Equity One brings to its development projects as well as the tenant relationships that are so critical to any ground-up development.
